Build Your Investor Website
As an investor, if you don’t have the right solution, it can be difficult to get enough motivated seller leads. Even with the bailout actions of the government, property values continue to fall and competition is making it challenging for investors.
With thousands of layoffs being announced and a dismal economic forecast locating motivated sellers is like taking candy from a baby. There really isn’t. But how do you find them?
One of the best ways I’ve found to locate motivated sellers is on the internet. If you look around even a little you’ll find plenty of services offering motivate seller lead lists. What I’m intimating is a website that an investor controls and owns. In a nutshell, a website that you control that feeds you motivated sellers.
So how do you go about implementing such a solution? Start it off with a superior website. It ought to demonstrate that you are a legitimate buyer andhave the wherewithall to solve the problems of sellers. It should show that you’ve solved the problems of other motivated sellers recently. Provoke the visitors to want to work with you by using compelling sales copy. It should have a way for them to send their contact information and property details to you.
Firstly, design an excellent looking site designed to persuade your visitors or hire it out. Or you can get a pre-designed template and make some modifications to it. It will take some coding skills to make something from scratch or even modify a template. Hiring it out will certainly require capital. Time is money and you need to decide what your time is worth. Should you allow yourself to make $20 per hour to create the solution yourself? Do you have time on your hands and not much money?
Testimonials are convincing and should be included. Use your offline credibility kit and migrate it to an online fashion. Actual photo-copied letters are excellent if you have them. You should also consider audio testimonials. Satisfied customers are the most convincing sales component.
Your visitors will complete your online forms if you use compelling copy. It’s no secret that Dan Kennedy is a great person to emulate when writing your copy. He’s a veteran copy writer. Buy his book, The Ultimate Sales Letter, and go through it thoroughly. Refer to Dan Kennedy’s book, The Ultimate Sales Letter, to write a quality call to action on each page.
Last but not least be sure to liberally place lead generators. These are forms online that your visitors fill out. The forms capture vital contact information as well as details about their property. Some database programming here is necessary to link the form fields to the database records.
The final step is driving targeted visitors to your site. A great way to do this is to advertise using Yahoo Search Marketing. You can do this with pay-per-click (PPC) advertising or use Search Engine Optimization (SEO) to get your site ranked. You may find you’ll need to change up your copy a bit after you start getting visitors. If your visitors aren’t turning to leads the way you would like then try rearranging or re-writing the content. I’ve found that squeeze pages work well to increase conversion rates.
Once you have an excellent website you can implement PPC and SEO campaigns and you’ll not be lacking for motivated sellers.
